Activity picks up in the new year

Lower Eastern Shore, Md. – The local real estate market kicked off the new year with a slight bump in inventory and a healthy boost in contract starts, according to the latest figures from the Coastal Association of REALTORS® (CAR).
 
January 2017 saw a one percent increase in new local listings compared to the same time last year in Somerset, Wicomico, and Worcester counties. Individually, Worcester single family home listings increased by 14.1 percent, Wicomico decreased by 10.6 percent, and Somerset decreased by 12.5 percent.
 
New contract starts, or pending sales, increased overall by 23 percent compared to the same time last year. Individually, Worcester single family home contract starts increased by 3.1 percent, Wicomico increased by 37.1 percent, and Somerset remained steady. Worcester condominium contract starts also saw a boost of 25.8 percent.

Limited inventory impacts home sales

Lower Eastern Shore, Md. – A continued decrease in inventory on the Lower Shore is impacting home settlements, according to the latest figures from the Coastal Association of REALTORS® (CAR).
 
July 2016 showed an overall 16 percent decrease in inventory in Somerset, Wicomico, and Worcester counties, compared to the same time last year.
 
Contracts, or pending sales, were up overall in the Tri-County area by 10.1 percent, compared to the same time last year. Individually, contracts for single family homes increased by 50.9 percent in Worcester County and by 6.3 percent in Somerset County. Wicomico County single family homes saw a five percent decrease in contracts.
 
Settlements were exactly the same as they were last year, with a total of 268 settlements in Somerset, Wicomico, and Worcester counties.

Local real estate market heats up in June

Lower Eastern Shore, Md. – As the temperatures rise, so does sales activity in the local real estate market, according to the latest figures from the Coastal Association of REALTORS® (CAR).
 
June 2016 showed an overall 24.7 percent increase in contracts, or pending sales, in Somerset, Wicomico, and Worcester counties, compared to the same time last year. Individually, contracts for single family homes increased by 12.3 percent in Worcester County, by 21.1 percent in Wicomico County, and by 80 percent in Somerset County.
 
Settlements were also up overall in the Tri-County area by 2.9 percent, compared to the same time last year. Most notably was a 21.5 percent increase in single family home settlements in Worcester County.

Local REALTORS® applaud eased FAA drone regulations

Lower Eastern Shore, Md. – Eased regulations announced last week by the Federal Aviation Administration (FAA) are expected to open the door for expanded Unmanned Aerial System (UAS), or drone, use in the local real estate industry.
 
Drones are useful in a number of real estate-related applications, including marketing properties, assisting with appraisals, facilitating insurance claims, and overseeing utility work. However strict regulations have historically hindered commercial use of drones. The new rules announced last week should allow for more real estate and other professionals to use drones for commercial purposes.
 
  • Commercial drone operators are no longer required to hold a pilot’s license. However, they must still obtain new certification for ‘remote pilot in command’ authority, which is less burdensome then a pilot’s license. The test is administered at FAA...

Trend of increased contracts carries into September
October 2, 2015
Berlin, Md. – The Lower Shore again saw increased pending sales throughout September, according to the latest figures from the Coastal Association of REALTORS® (CAR).
 
CAR’s local housing statistics for September 2015 showed an overall 19.2 percent increase in contracts, or pending sales, compared to same time last year in Somerset, Wicomico, and Worcester Counties.
 
Single family homes in Worcester and Wicomico Counties saw the highest jumps in contracts, increasing by 33.3 percent and 27 percent, respectively, compared to the same time last year.
 
Overall settlements throughout the Tri-County area decreased by 12.8 percent, however single family home settlements in Somerset County were up 7.1 percent. Coastal Association of REALTORS® joins Real Estate Standards Organization

Berlin, Md. – To ensure the clarity of its Multiple Listing Service (MLS) data, the Coastal Association of REALTORS® (CAR) has joined the Real Estate Standards Organization (RESO).
 
“By joining RESO, CAR is ensuring its data is standardized so that it is easily understood by brokers, agents, and clients across the country,” said Veronica Bishop, CAR’s MLS Administrator. “For example, the definition of a bedroom or a waterfront property will be the same in our MLS as it is in an MLS owned by any other association or broker.”
